Both our Interest Only and Capital Repayment mortgages have a number of exclusive advantages.

Capital Repayment mortgages:

We know that life can be full of surprises, which is why our mortgages are as flexible as possible offering the following advantages:

  • Possibility to adjust your monthly mortgage repayment and repayment period offering you flexibility when you need it(*)
  • Possibility to defer a monthly mortgage repayment allowing you to deal with unexpected expenses:
    Mortgage holidays are possible at any time after the first year of repayment, subject to our agreement, up to 5 times during the term of the loan, with a minimum of 12 months between holidays.
  • Possibility to switch from a variable interest rate to a fixed interest rate:
    The option to switch to a fixed rate is possible at any time after the first 7 or 10 years when choosing a capped capital repayment mortgage.
  • Possibility to transfer your existing mortgage to another property in France at the time of a new purchase
  • Possibility to make early capital repayments.

Early capital repayment

Early capital repayments are possible at any time in minimum amounts of 10% of the original capital borrowed. A partial early redemption will result in a reduction of either the monthly instalment or the term of the loan, depending on your preference. There are no penalties provided the loan interest rate remains variable. If the loan has been switched to a fixed rate, the redemption will incur penalties (a maximum of 3% of the outstanding capital before redemption). However, please note that in accordance with the provisions of the French Consumer Code, there are no penalties when the redemption is the result of certain changes in circumstances (in your or your spouse’s place of work, death, or forced termination of professional activity) – please contact your mortgage adviser for full details.

Mortgages are subject to acceptation by BNP Paribas Personal Finance. For all mortgages the borrower has a 10 day reflection period. If the sale is subject to mortgage acceptance any sums already paid must be reimbursed by the seller if the mortgage is declined. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Changes in the exchange rate may increase the Sterling equivalent of your debt.
