Buying off-plan

If your heart is set on purchasing a new property, buying “off-plan” (“VEFA” in French) is a popular option that enables you to choose from the extensive range of readily available projects on the French property market today. You will be required to sign a reservation contract that stipulates, amongst other things, the price of the property once built. If you’re buying “off-plan”, BNP Paribas International Buyers can ensure that, for up to 36 months, monthly payments are kept to a minimum whilst construction is in progress. This means that you can start paying back your mortgage when you take possession of your new property.

    • Find your property

      Make sure you have made the right choice.

    • Sign your reservation contract
      and appoint a notary

      Once you have signed the reservation contract, no-one else can buy the property you have chosen. You also have 7 days to change your mind if you wish to do so. Be sure to check that the agreement is subject to mortgage acceptance. By so doing you will ensure that you do not lose your deposit if your mortgage application is refused.

    • Submit your
      mortgage application

      Return the completed mortgage application forms and supporting documents to your
      BNP Paribas International Buyers personal mortgage adviser. Once your application has been approved we will send you your mortgage offer and simultaneously send a copy to the notary. By law, you must wait at least 10 days before accepting the mortgage offer.

    • Completion

      In France, completion may take in general from 6 to 12 months (depending on the building stage) from the moment you sign the reservation contract to the moment you sign the final deed of sale.

      Your notary will make a written request to BNP Paribas International Buyers for the first release of mortgage funds and we will in turn transfer the agreed amount to the notary.
